Mascia Asset Control (MAC) and Owner’s Insight, two of our specialized management tools, offer you an easy-to-use, fully customizable reporting tool. They give you insight into nearly every aspect of your investment properties and are available online 24x7. Imagine real-time comprehensive information on vacancies, collections, maintenance, and marketing: up-to-date market intelligence to reinforce every decision that you need to make about your property. And with all of the information online, you can access reports that give you a real-time snapshot of your business today — not outdated reports where the data might have changed.

 

A sample of the types of reports we create are as follows:
  1. Comprehensive monthly activity, financial and status reports including:
  • A summary narrative report on the building’s performance
  • Accounts payable
  • Account reconciliation
  • Balance sheet
  • Check register of income and expenses
  • Collections activity for each apartment
  • Income and expense statement
  • Cash flow statement
  • Copies of all bills paid in the prior month
  • Profit and Loss
  • Tenant receipts and delinquencies

  1. We provide year-end close out reports including 1099's.

  2. We will also create an annual Asset Management Plan specifically for your asset. This is a business plan for each property we manage in which we set forth all the performance goals for your asset and how we help you achieve them. A sample of some information contained in our annual Asset Management Plan includes:
  • Staffing Plan- This part of the Asset Management Plan details the number of people that will be involved in running your property, who they are, and their contact information.

  • Plan to Decrease Operating Expenses (OPEX) -This part of the Asset Management Plan details how we will run your property more efficiently and an estimate on the dollar value of each of those savings for the year.

  • Plan to Increase Income- This part of the Asset Management Plan details how we will seek to maximize the revenue in your property.

  • Plan for Customer Service Increase- This section discusses how we can  increase tenant satisfaction which increases retention and rents.

  1. There are dozens of other reports we can provide at your request. We can also export reports to Microsoft Excel or PDF for convenient offline access and further analysis.
